Client reviews

Genuine feedback from residential and commercial clients across East Anglia.

Called on a Friday afternoon about a wasp nest in our loft. The technician arrived the same day, dealt with it quickly and professionally, and explained exactly what he'd done. Couldn't ask for more.

We had a serious rat problem under our decking that two other companies failed to resolve. Validate identified the entry points, baited correctly, and proofed the gaps. No rats since — that was eight months ago.

Bed bugs after a holiday — an absolute nightmare. The heat treatment was done in a single day and we've had no recurrence. The technician was reassuring, knowledgeable, and completely professional.

Mice in the walls of our Victorian terrace. Validate found entry points I never would have spotted, sealed them properly, and cleared the infestation. Excellent service from start to finish.

Case studies

A closer look at how we've tackled complex infestations for residential and commercial clients.

Commercial

Rat infestation at a food production facility

Norfolk·3 weeks
Challenge

A food production facility contacted us after discovering rat activity in their warehouse. Previous treatments by another contractor had failed to resolve the problem, and the client faced a potential hygiene inspection failure.

Our approach

We carried out a full site survey, identifying three active entry points beneath a loading bay door and along a drainage run. We installed tamper-resistant bait stations at all harbourage points, applied tracking dust to confirm activity levels, and provided a detailed proofing specification for the facilities team.

Outcome

The infestation was fully resolved within three treatment visits. We provided a written eradication report and ongoing monitoring documentation to support the client's BRC audit. The facility passed its next inspection with no pest-related findings.

Residential / Managed

Bed bug outbreak in a student accommodation block

Cambridge·2 weeks
Challenge

A student accommodation provider reported bed bug activity across multiple rooms in a 40-bed block. The infestation had spread from a single room over several weeks before being identified.

Our approach

We conducted room-by-room inspections to map the extent of the infestation, then carried out targeted heat treatment in affected rooms and chemical treatment in adjacent rooms as a precautionary measure. We provided the accommodation manager with a clear communication plan for residents.

Outcome

All active infestations were eliminated within two treatment rounds. Follow-up inspections at four and eight weeks confirmed no recurrence. The client subsequently engaged us for a quarterly monitoring service agreement across all their managed properties.

Commercial

Feral pigeon proofing on a listed commercial building

Ipswich, Suffolk·1 week installation
Challenge

A commercial property owner needed pigeon deterrents installed on a Grade II listed building. Guano accumulation was causing stonework damage and creating a slip hazard on a public walkway. Planning constraints limited the visible impact of any deterrent system.

Our approach

We specified a tensioned wire system across all roosting ledges — the least visually intrusive option and acceptable under the listed building consent. We also carried out a full guano clearance and disinfection before installation.

Outcome

Pigeon activity on the building was eliminated within six weeks of installation. The wire system is virtually invisible from street level and has required no maintenance in the 18 months since installation.
